Boston-based real estate firm has acquired a two-building office park in the heart of SouthPark. One & Two Fairview Center, at 6302 and 6230 Fairview Road, sold for $46.25 million on Sept. 13 to a Taurus Investment Holding entity, according to Mecklenburg County real estate records.
The 182,841-square-foot two-building office park was 93% occupied at the time of the sale.
Dunn Mileham and David Morris of Trinity Partners represented the seller, CapRidge Partners. The investment management company purchased Fairview Center for about $39.3 million in early 2019.
“CapRidge’s customer service-focused approach to management, a vision for the properties potential that was shared by our leasing team, Trinity Partners, and their execution of the leasing strategy, were essential to the substantial value we created,” said Jason Levine, director at CapRidge.
The buildings feature an onsite café, fitness center and a conference center. The location puts tenants within close proximity to the SouthPark mall, dining and entertainment.
“Investor interest in the properties was very strong given the trophy location, high-quality tenancy, submarket-leading parking, well-maintained construction and the dense amenities surrounding the properties,” said Dunn Mileham, division partner and investment sales at Trinity Partners. “CapRidge knows the Charlotte market extremely well and has been particularly adept at enhancing value-add properties in prime locations.”
Trinity Partners previously leased the park on behalf of CapRidge. Taurus hired Cushman & Wakefield oversee the office park. Cushman & Wakefield’s Jessica Brown and David Dorsch will oversee the leasing. Santana Wilcox, Even Pilkington and Debi Hunter will manage the property.
