The asset is well-positioned in Boulder County, just off Highway 119 (“The Diagonal”), providing direct access to downtown Boulder. Tenancy at the property is comprised of high-quality engineering, technology, energy, and R&D focused companies on the cutting-edge of their respective industries. The business plan focused on demolishing the existing office-heavy buildouts with tired finishes, and rebuilding modern, lower-finish flex-focused suites that would better meet the demand from the local tenant base. During our hold period, we converted ~40% of the NRA into flex-ready spec suites, and re-leased the majority of those spaces to energy, tech, and engineering firms. After growing in-place rents by 11% and increasing the WALT by over 3.5 years, the property was sold in April 2026 to a California-based operator and investor.
